URA developer sales (Oct 2021)

URA released results of developer property sales for the month of Oct 2021.

 

New property launches in the month

There were no new launches in the month, so all the units that were sold by developers were of previously launched projects.

 

Projects with the most units sold

Projects that had the most number of units sold were Jervois mansion (99), Parc Greenwich EC (84), Normanton Park (73), Dairy Farm Residences (62) followed by The Jovell (39).

For those interested in a new condo unit, projects that still have a large selection of available units (in brackets) are

Projects with cheapest prices and large variety of available units

The list above contains projects with varying prices, so the following list shows the cheapest projects with a decent number of available units. Those who are in the market and interested to buy a new unit can consider the following. Median per square foot prices are in brackets.

  • The Watergardens at Canberra (142 units, S$1,469 psf)
  • Dairy Farm Residences (173 units, S$1,647 psf)
  • Midwood (108 units, S$1,764 psf)
  • The Florence Residences (194 units, S$1,773 psf)
  • Verdale (98 units, S$1,790 psf)
  • Normanton Park (542 units, S$1,839 psf)
  • Ki Residences (159 units, S$1,891 psf)
  • Forett at Bukit Timah (135 units, S$2,127 psf)

 

Executive condominiums

Executive condominiums (EC) continue to sell well given their competitive price point. There are still some projects with available units, but these are fast running low due to the strong demand from HDB upgraders and other property buyers.

As of Oct 2021, these are all the available ECs.

  • Provence Residence (Canberra, 88 units available, S$1,251 psf)
  • Parc Greenwich (Fernvale, 85 units available, S$1,251 psf)
  • Ola (Anchorvale, 29 units available, S$1,181 psf)
  • Parc Central Residences (Tampines St 86, 18 units available, S$1,237 psf)

For those on the lookout for an EC, the 2 most promising ones that have the widest availability are Provence Residence in the North at Canberra and Parc Greenwich at Fernvale.

Non landed projects in the Core Central Region (CCR)

Compared to ECs, there is a relatively wider range of available units in the CCR.

Prices in the CCR averaged S$2,993 psf in Oct 2021.

Projects with the widest availability of units are

  • Leedon Green (Leedon Heights, 369 units, S$2,689 psf)
  • One Bernam (Bernam St, 262 units, S$2,423 psf)
  • Pullman Residences (Dunearn Rd, 239 units, S$2,919 psf)
  • Perfect Ten (Bukit Timah Road, 230 units, to be launched)
  • The Avenir (River Valley, 222 units, S$3,174 psf)
  • Kopar at Newton (Netwon Circus, 161 units, S$2,444 psf)
  • etc.

 

Non landed projects in the Rest of Central Region (RCR)

Compared to ECs and projects in the CCR, there is a relatively wider range of available units in the RCR.

Prices in the RCR averaged S$2,154 psf in Oct 2021.

Projects with the widest availability of units are

  • Canninghill Piers (Clarke Quay, 696 units, to be launched)
  • Normanton Park (Normanton Park, 542 units, S$1,839 psf)
  • Liv @ MB (Arthur Rd, 298 units, to be launched)
  • One Pearl Bank (Outram, 279 units, S$2,408 psf)
  • Riviere (Jiak Kim St, 273 units, S$2,808 psf)
  • Avenue South Residneces (Silat Avenue, 201 units, S$,2243 psf)
  • etc.

Non landed projects in the Outside Central Region (OCR)

Compared to ECs and projects in the CCR and RCR, there is a relatively wider range of available units in the OCR.

However, the number of available units in the OCR has been steadily declining as more people desire larger living spaces to work from home. 

Prices in the RCR averaged S$1,559 psf in Oct 2021. 

Projects with the widest availability of units are

  • The Commodore (Canberra Drive, 219 units, to be launched)
  • The Gazania (How Sun Drive, 208 units, none sold in Oct 2021)
  • Florence Residences (Hougang Ave 2, 194 units, S$1,773 psf)
  • Dairy farm Residences (Dairy Farm Lane, 173 units, S$1,647 psf)
  • Ki Residences (Brookvale Drive, 159 units, S$1,891 psf)
  • The Watergardens at Canberra (Canberra Drive, 142 units, S$1,469 psf)

Property price trends

Property prices have continued to rise throughout the pandemic, surpassing the expectations most people had of a correction.

The chart below shows the average prices of sales by developers. The grey line shows that islandwide prices having risen to S$2,263 psf, driven mainly by the rise in CCR property prices.

CCR prices stand at S$2,993 psf in October, compared to S$2,154 for the Rest of RCR and S$1,559 in the OCR.
